The Frisco foreclosures segment of the Frisco real estate market has had a significant impact on overall real estate market.  Year to date (October 22, 2009), there have been a total of 1,975 Frisco MLS listings that have sold.  Of those 1975 Frisco homes that have sold since the first of the year, 329 of those Frisco MLS listings have been foreclosures, approximately 17% of the sales, or one of every six closings in residential Frisco real estate market is a foreclosure.

This has affected the Frisco real estate market more than most of the other Dallas-Fort Worth suburban home markets.    The actual Frisco foreclosures sales number for the first 9 1/2 months of 2009 is actually about the same number as the number of Frisco foreclosures sold in the first 9 1/2 months of 2008, 329 sales in 2009 and 337 sales in 2008.

The number of Frisco foreclosures currently on the market is relatively small.  At the present time, the Frisco real estate market consists of eighty-six (86) foreclosed properties on the market, of which only thirty-nine (39) do not already have contracts on them.  The 86 foreclosed properties represent on about 6.5% of the current inventory of Frisco MLS listings.  The link below contains the current inventory of available (not already under contract) Frisco foreclosures:
